First, you will want to identify potential investment opportunities by looking for clear signs of an abandoned or vacant property. Working class neighborhoods with a slightly less than lower average value of home present some of the best opportunities.
Generally speaking signs of neglect can suggest that a property is vacant. Overgrown or dead lawns and vegetation, broken windows, signs of fire damage, and collections of trash or ruined furniture are just a few features to keep an eye out for. Use your best judgement and intuition as dilapidated properties can suggest abandonment. Even if the property itself is not abandoned, you may still find an opportunity to make an offer to either flip or restore and rent the house. It is best practice to keep a good log book with addresses of potential properties. One you’ve amassed a list or potential properties, it’s time to get in touch with the owner.
How do I track down a homeowner down?
Your first move should be to locate the tax records of a property, usually with the county clerk or assessor. You want to find real estate records, which usually can be done online. The tax record should have a mailing address for the owner and the property address which is for the property the tax is being paid for. If these addresses match then logically following the owner used to live at that address. If the addresses are different then this may signal that the property was a rental.
Usually owners of rental properties will be the easiest to track down and having their name and address is the first step to communicating to make an offer. If you are able to take the address and name of the homeowner, often times a database search will yield a couple of likely phone numbers.
